O&E Inventories started in April 2019 with an objective of becoming London's leading property inventory companies. Within a short time, we grew rapidly and have since conducted hundreds of inventory reports for private landlords, estate agents and developers in Central London. 

We have had the privilege to work with some of the UK's most reputable and renowned estate agencies, as well as working closely with many other independently run estate agencies across the capital. 

The importance of an inventory report

As of the 6th April 2007, all deposits taken by Landlords, Estate Agents or Property Managers under Assured Shorthold Tenancies (ASTs), in England and Wales must be protected by a tenancy deposit protection scheme. Landlords are not to take deposits unless it is dealt with under a tenancy deposit scheme.


Any deductions to be taken from deposits now require explanation. It is therefore strongly advised that an impartial, comprehensive and independent inventory is compiled to ensure security for all parties involved.


A well written, detailed report should ensure that you are able to avoid any disputes at the end of the tenancy, and if needed can provide justification for deducting the cost of any damage.


With a growing importance being placed on inventory, check-in and check-out reports by the tenancy deposit schemes, it is crucial that this documentation is as detailed and thorough as possible, with clear pictures supporting the description.
